To provide accurate valuations are determined by considering a variety of factors, including recent sales of local properties, our deep market knowledge, extensive experience, and a keen understanding of the elements that influence the property market at any given time. Based on this, we estimate the current sale price to be between $2,700,000 and $2,850,000 as per the written appraisal.

We recommend that the homeowner make some key investments into improving the facade, outdoor area, internal painting touch ups, and roof painting, garden tidy up.

Preparation to maximise

Start with the facade - buyers decide on a home before they even reach the front door. Then lift the outdoor entertaining area with lights and a BBQ so it matches the new front. Inside, it's presentation only: minor painting, small handywork and styling. In Anna's words - dress it for the wedding, don't do the liposuction.

Sale method & marketing strategy

Cast the net far and wide. Many buyers are already local, but plenty come from the lower North Shore and beyond for the schools - so digital media does the heavy lifting for reach, backed by bilingual agents for the area's multicultural community. Premier listings on realestate.com.au and Domain, with rockstar photography - because you get one shot at launch.

Buyer profile

Families moving in for the schools and the lifestyle - some before kids, some with young children, some with teenagers. The home needs to flex for a growing family, and this floor plan does exactly that. The longer a buyer can picture themselves staying, the more they're willing to pay.

Timing

There's currently a shortage of renovated, move-in-ready homes on flat blocks - precisely what buyers want, and they're drawing multiple bidders and premium prices. Anna's ideal window: on the market around October (before November), or early in the new year, since upper North Shore stock stays thin until February.
