The Promoter is SellSmart Pty Ltd (ABN 24 648 916 027) of PO Box 702, 112 Main Street, Mornington, Victoria 3931, hereafter “SellSmart” or “the Promoter”. The Promoter can be contacted at hello@sellsmart.com.au.
This is a skill-based promotion run in partnership with James Hardie. Hardie™ is a trademark of James Hardie Technology Ltd.
2. Nature of the promotion
This is a skill-based promotion. The skill component comprises (a) the entrant’s submission of a kerb-side photograph of their property and the information accompanying it, and (b) the Panel’s substantive assessment of each entry against the published judging criteria (clause 8). The winner is not selected by chance. The promotion is not a lottery, draw, sweepstake, or trade-promotion lottery, and no state-issued permit applies.
3. Eligibility
To enter, the entrant must:
Be a permanent resident of New South Wales or Victoria, Australia;
Be aged 18 years or over at the time of entry;
Be the registered owner (or part-owner with the authority of all other owners) of an Australian residential property located in NSW or VIC;
Genuinely intend to sell that property within 12 months of the prize being awarded;
Have the legal authority to authorise exterior works on that property; and
Not be a director, employee, or immediate family member of a director or employee of SellSmart Pty Ltd or James Hardie Australia Pty Ltd.
Entries from outside NSW or VIC, from entrants under 18, or from non-owners are ineligible and will be disregarded.
4. Promotion period
Entries open: 12:00am AEST, 8 May 2026
Entries close: 11:59pm AEST, 7 June 2026
Shortlist announced: on or before 8 June 2026
Public uplift-estimation phase: between shortlist announcement and final selection, the shortlisted properties will be shared publicly (with consent) and invited real-estate agents and members of the public will be invited to estimate the likely sale-price uplift. The estimation phase is not a vote, is not aggregated to select the winner, and does not bind or influence the Panel. The winner is selected by the Panel on the published judging criteria alone (clauses 7 and 8).
Winner announced: anticipated week commencing 15 June 2026.
The Promoter may extend or shorten these periods at its discretion if required for operational or legal reasons.
Within 48 hours of submission, SellSmart will email the entrant to request a photo of the front (kerb-side) exterior of the entrant’s property. The photo is a required part of entry. Entrants who do not supply a photo within the requested timeframe (and after reasonable follow-up) will not be considered for the shortlist.
SellSmart will produce an AI-generated visualisation of the property with an updated Hardie™ exterior for every entrant who supplies a photo. The AI render is a complimentary value-add and is not the prize. Delivery timing for the render is at SellSmart’s discretion.
Only one entry per property. Where multiple entries are received for the same property, the earliest valid entry will be considered and later entries disregarded.
6. The prize
One prize is offered:
$10,000 Hardie™ exterior cladding upgrade.
The prize is a $10,000 (AUD, inclusive of GST) Hardie™ exterior cladding upgrade, to be delivered as follows. The prize comprises Hardie™ exterior cladding products selected by James Hardie and SellSmart in consultation with the winner, to a maximum supply value of $10,000. Where the value of materials required for the agreed scope is less than $10,000, the surplus (up to the $10,000 cap) may be applied — at SellSmart’s discretion and in agreement with the winner — towards services engaged through the SellSmart platform, including:
professional installation of the Hardie™ cladding by a qualified, licensed, and insured installer engaged via the SellSmart platform;
ancillary preparation works such as removal of existing cladding, scaffolding, surface preparation, or painting and finishing, performed by qualified, licensed, and insured service providers engaged via the SellSmart platform; or
other reasonable services reasonably required by the vendor to complete the cladding upgrade and ready the property for sale, where those services are available through the SellSmart platform.
Installation and any related works are performed by independent third-party service providers sourced through the SellSmart platform. SellSmart and James Hardie do not themselves perform installation or related works. SellSmart’s role is limited to facilitating introductions to qualified, licensed, and insured service providers and administering the prize budget; the contractual relationship for the works is between the winner and the engaged service provider(s), subject to the platform’s standard service-provider terms.
The exact product specification, scope of works, and timing are agreed between the winner, SellSmart, and the engaged service provider(s) in writing, having regard to the property, planning and approval requirements, and service-provider availability.
The prize is:
Available only on properties in NSW or VIC;
Conditional on the property being suitable for Hardie™ cladding installation (assessed by SellSmart and James Hardie);
Conditional on the winner acting on the intent to sell declared at entry (clause 3) — namely, listing and selling the property within 12 months of the materials being supplied, with the sale price publicly documented as part of the campaign;
Conditional on the winner providing evidence, before any materials are supplied, that the declared intent to sell is being acted on — see clause 9 for the verification process and what evidence is required;
Not redeemable for cash and not transferable to another property or person, except where SellSmart, at its sole discretion, determines that the cladding upgrade is not feasible — in which case an equivalent substitute of up to $10,000 may be offered.
Any costs incurred above $10,000 — including installation, labour, council approvals, site remediation, scaffolding beyond standard, or works unrelated to the Hardie™ cladding that the $10,000 supply value does not cover — are the responsibility of the winner.
The prize does not include and SellSmart and James Hardie make no representation or guarantee that the cladding upgrade will increase the property’s sale price, the speed of sale, or any other commercial outcome. This is an experiment — not a guarantee.
7. Judging — skill component
Entries will be assessed by a panel of SellSmart representatives (“the Panel”). The Panel assesses each entry against the criteria in clause 8 and selects the shortlist and winner in its absolute discretion. Where the Panel considers it useful, it may invite input from James Hardie or independent real-estate professionals; that input is advisory and not binding.
8. Judging criteria
Entries are judged on the merit of the entrant’s submission and the suitability of the property, with the primary criterion being the strength of the case for a meaningful, observable change in sale outcome — i.e. the property where a Hardie™ exterior cladding upgrade is most likely to produce a clearly documentable difference relative to the property’s existing baseline. The Panel will weigh, without limitation:
The current condition and visual presentation of the property’s existing exterior;
The suitability of the property’s structure, planning context, and timeline for a Hardie™ cladding installation before sale;
The credibility of the entrant’s declared intention to list and sell within 12 months (clause 3);
The relative scale of a $10,000 exterior upgrade against the property’s expected sale-price benchmark;
The quality and case-study value of the property as a public, documented experiment.
The Panel may have regard to, but is not bound by, the three independent appraisals obtained during the shortlist phase (clause 9) and the outputs of the public uplift-estimation phase. None of these inputs are weighted, aggregated, or otherwise determinative — the Panel applies its own judgment to the criteria above. The Panel’s decision is final. No correspondence will be entered into regarding the selection.
9. Notification, independent appraisals, verification of declared intent, public uplift-estimation phase & prize claim
Shortlisted entrants will be notified by email and/or phone on or before 8 June 2026.
Three independent appraisals. Each shortlisted property will be appraised by three independent, licensed real-estate agents arranged by SellSmart. The appraisals establish a current-market baseline value for each property and are used as inputs to the public uplift-estimation phase and to the Panel’s judging. Participation in the three appraisals is a condition of remaining on the shortlist. The shortlisted entrant is not obligated to list with any of the three appraising agents — the choice of listing agent is at the entrant’s sole discretion.
Verification of declared intent to sell. At entry, every entrant declares an intention to sell the property within 12 months (clause 3). Because the prize is a property-specific cladding upgrade tied to a documented sale, before any Hardie™ materials are supplied SellSmart will require the winner to confirm that the declared intent is being acted on. The evidence ordinarily required for this confirmation is a signed sales authority (listing agreement) in place with a licensed real-estate agent of the winner’s choosing, covering the prize property. The agent does not need to be one of the three appraising agents and does not need to be an agent listed on the SellSmart platform — the choice of agent is entirely at the winner’s discretion. Disclosure: SellSmart operates a real-estate-services platform and may, separately from this promotion, have commercial arrangements (including referral fees, lead fees, or subscription fees) with some agents listed on the SellSmart platform. The winner is under no obligation to appoint any such agent, and appointing or not appointing a platform-listed agent will have no effect on the winner’s entitlement to the prize. If the winner is unable to provide reasonable evidence that the declared intent is being acted on within the timeframe notified by SellSmart in writing, the Promoter reserves the right to treat the entry as no longer meeting the eligibility declared at clause 3 and to select an alternate winner from the shortlist.
Public uplift-estimation phase. With the shortlisted entrants’ written consent, photos of the shortlisted properties (and the AI render) may be published as part of the public uplift-estimation phase, in which SellSmart, invited agents, and members of the public are invited to estimate the likely sale-price uplift relative to the independent appraisal baseline.
The winner will be notified by phone and email in the week commencing 15 June 2026.
The winner must confirm acceptance of the prize, eligibility, and willingness to participate in the public documentation of the project within 14 days of notification. The verification-of-intent process described above is a separate step and proceeds on its own timeframe.
If the winner cannot be contacted, declines, or fails to meet the eligibility or acceptance conditions within 14 days, the Promoter reserves the right to forfeit that winner’s entitlement and select an alternate winner from the shortlist on the same criteria.
Unsuccessful entrants and unsuccessful shortlisted entrants will not be individually notified. Publication of the winner on the SellSmart entry page and announcement channels will be sufficient notice of the outcome.
10. Publicity and documentation
By entering, the entrant acknowledges that the campaign is a public, documented experiment. The winner agrees that:
The installation works will be photographed, filmed, and otherwise documented;
The property’s sale process and final sale price will be published;
SellSmart and James Hardie may use the entrant’s first name, suburb (not street address), property images, AI render, installation imagery, sale data, and any recorded commentary for marketing, public relations, and editorial purposes, in any media, in perpetuity, without further payment;
Detailed identifying information (street address, full name, exact sale settlement details) will not be published without the winner’s specific consent.
Entrants who are shortlisted but not selected as the winner may also have their property images and AI render used in the public uplift-estimation phase, subject to their consent.
The AI render is illustrative only. It is a visualisation of how a Hardie™ exterior cladding upgrade might present on the property and does not represent the actual installation that will be performed; the final installation will be agreed in writing with the engaged service provider and may differ from the render.
11. Privacy
Personal information collected through entry is handled in accordance with SellSmart’s Privacy Policy, available at sellsmart.com.au/privacy. By entering, entrants consent to SellSmart contacting them about this promotion and, where they have opted in, about SellSmart’s services and related content. Entrants can withdraw consent or request access/correction of their information at any time by emailing hello@sellsmart.com.au.
Personal information will be shared with James Hardie only as necessary to administer the prize, and with the qualified, licensed, and insured third-party service providers engaged via the SellSmart platform only as necessary to deliver the prize to the winner.
The winner is responsible for any tax implications arising from receipt of the prize, including any effect on the cost base or capital-gains-tax position of the prize property at sale. SellSmart and James Hardie make no representation about the tax treatment of the prize and recommend the winner obtain independent tax advice.
12. Trademarks and product representations
Hardie™ is a trademark of James Hardie Technology Ltd.
Any reference to Hardie™ products in promotion materials reflects James Hardie’s approved messaging only. SellSmart makes no independent representations about Hardie™ product performance, durability, fire rating, or any other product characteristic.
The Promoter does not make comparative claims against other cladding products or systems.
13. Liability
To the maximum extent permitted by law:
Installation and related works are performed by independent third-party service providers engaged via the SellSmart platform. Those service providers are responsible for the quality, workmanship, safety, and compliance of the works they perform. SellSmart and James Hardie are not the installer and do not warrant the workmanship of the engaged service provider(s) beyond facilitating introductions to providers who hold the relevant qualifications, licences, and insurances;
SellSmart and James Hardie are not liable for any loss, damage, or injury suffered in connection with this promotion, the prize, or any installation or related works, except where such liability cannot be excluded under the Australian Consumer Law;
SellSmart and James Hardie are not liable for any delay in or failure of prize delivery caused by factors outside their reasonable control (including supply, weather, planning approvals, service-provider availability, or force majeure);
Nothing in these Terms excludes, restricts, or modifies any consumer guarantee or right that cannot be excluded under the Australian Consumer Law.
14. General
These Terms are governed by the laws of New South Wales, Australia, and entrants submit to the non-exclusive jurisdiction of the courts of New South Wales.
If any provision of these Terms is found to be unenforceable, the remaining provisions continue in force.
The Promoter reserves the right to amend, suspend, or terminate the promotion, or to disqualify any entrant, if required for operational, legal, or fairness reasons. Material changes will be published on the entry page.
The Promoter’s decision is final on all matters relating to the promotion.
